The Hamburg-Ost logistics center with flexible space sizes and rental periods as well as variable usage options is being built on the site of the “A24 Business Park” in Gallin, around 50 kilometers east of Hamburg, directly on the A24 motorway to Berlin.

The logistics property will offer a logistics area of around 36,000 m², which can be flexibly divided into units of 4,000 m² or more. The start of construction is planned for the first quarter of 2022, the completion and commissioning for the fourth quarter of 2022. According to the Otto subsidiary, the leasing of the space has already started. There are already the first well-known prospective tenants.

As a further object, the realization of the logistics center Stuttgart-Heilbronn in Möckmühl near Heilbronn in Baden-Württemberg, after the corresponding municipal council resolution was passed in the summer, is also starting.

The logistics center is located directly on the A 81 motorway in the “Habichtshöfe” industrial area, has a logistics area of around 52,000 m² and consists of two buildings that can be divided into units of 10,000 m² or more. The start of construction is planned for the end of 2021, the completion for the beginning of 2023. The marketing of the rental space for this property is carried out exclusively by E&G Real Estate.

Both logistics centers are designed as multi-tenant properties and can therefore be rented by one or more users for flexible rental periods. In addition, unrestricted 24/7 use is possible at both locations.

“With the implementation of the two logistics centers, we are further expanding our development pipeline in this area,” said Dr. Jan Röttgers, Director Logistics & International at ECE Work & Live. This serves to meet the high demand from both users and the investor market for modern, flexibly usable, sustainable logistics properties in well-connected locations, said Röttgers.

ECE has recently planned or implemented several logistics centers for flexible use, including the “Berlin-Süd logistics center” that is currently in operation. In total, ECE has already implemented or planned over 30 logistics properties with around 1.3 million m² of space.
